Does freehold or erfpacht (long lease) land affect my home’s value in Aruba?

Yes, the land type matters, and it is worth understanding early. In Aruba, property sits on one of two kinds of land. Freehold (eigendom) means you own the land outright. Erfpacht, or long lease, means you own the building and lease the land from the government or a private party for a set term, usually 60 years, with an annual ground rent (erfpacht canon).

Erfpacht is very common here, and plenty of beautiful Aruba homes sit on long lease land. It is not a problem. It does, though, come with a few things to explain, such as the number of years remaining on the lease and the ground rent a buyer will pay per year. You may also want to know your options as the term nears renewal. An honest valuation always factors these questions in rather than glossing over them. If you are unsure which type your property is, I can help you confirm it as part of a free valuation.
