Why might my neighbour’s sale price not reflect what my home is worth?

It is natural to look at a recent sale nearby and assume your home is worth the same. In practice, a single sale is a data point, not a valuation. Two homes on the same street can differ in ways that move the price meaningfully.

Condition is often the biggest one. Renovations, a newer roof, updated finishes, or a well-kept pool can all shift value. So can the details that are easy to overlook, such as the exact view, the direction the home faces, lot size, and how private the setting feels. Timing matters too, since a sale from a year ago may not reflect today’s demand. A good valuation takes your neighbor’s sale as useful context, then adjusts up or down to match what buyers are actually paying for a home like yours right now.
