What Are the Best Areas to Buy Property in Aruba?

Last updated: July 29, 2026 | 5 minutes read

The most sought-after areas to buy property in Aruba are Noord, Palm Beach, Eagle Beach, Malmok, Tierra del Sol, and Oranjestad, with Santa Cruz, Paradera, Savaneta, and San Nicolas offering more local, everyday island living. The right area really depends on what you want the property to do for you, whether that is rental income, a quiet second home, or a place to actually live full time.

People ask me this all the time, and my honest answer is always the same. There is no single best area in Aruba. There is the area that fits the life you are actually trying to live here. So let me walk you through each one the way I would if we were driving around the island together.

Noord, the Practical Choice

Noord is the most active part of the island for real estate, and for good reason. It covers a big area, from the high-rise strip inland to quieter residential pockets, and it is where a lot of daily life happens. Restaurants, supermarkets, the beach, all close by.

It tends to suit first-time international buyers, anyone looking for rental income, and people who want to be near everything without being right on the beach. It is convenient and well connected, and a little busier than the south side of the island.

Palm Beach, High-Rise Energy

Palm Beach is the high-rise hotel strip and everything around it. This is where the vacationers are, so the energy is lively. Restaurants, casinos, beach bars, shopping, all within walking distance.

It works well for short-term rental investors and for buyers who want to be in the middle of the action with the beach right there. If you want quiet, this is not the spot, but if you want everything humming around you, it is hard to beat.

Eagle Beach, a Calmer Coastline

Just south of Palm Beach, Eagle Beach has a completely different feel. The beach is wider, the buildings are lower, and the whole pace slows down. This is where you find the famous fofoti trees.

I often point buyers here when they want beachfront or near-beach living without the high-rise density. It is lovely for second-home owners, still convenient, just calmer.

Malmok, Privacy and Space

Malmok sits on the northwest end of the island and it is where a lot of Aruba’s higher-end residential life happens. Larger lots, custom homes, ocean views, and very little tourist traffic.

It suits buyers who are prioritizing privacy and space, often for long-term or repeat seasonal use. It is quiet, residential, and a little exclusive.

Tierra del Sol, the Golf Community

This is Aruba’s golf community, also on the northwest coast. Gated, with golf course views and a country club feel to it.

It is a natural fit for retirees, golfers, and buyers who want community amenities and a bit of security built in. Well maintained, quiet, easy to settle into.

Oranjestad, Urban Aruba

The capital. Walkable downtown, historic Dutch architecture, the marina, the cruise port, and a mix of older homes and newer condo developments.

It suits buyers who want to be right in the middle of everything, with the shops and restaurants and daily island life at their doorstep. It is also growing as a long-term rental area. Urban, walkable, and full of character.

Santa Cruz, Paradera, and Savaneta, Local Life

These interior and south coast areas are where many Arubans actually live. Family homes on larger lots, more space, and a more local, everyday feel to the neighborhoods.

They are a good fit for long-term residents, families, and buyers who care more about space and authentic island life than tourist convenience. Quieter, residential, and genuinely local.

San Nicolas, the Underrated South

San Nicolas is on the southeast tip of the island. It has a working-class history and is going through a real art-and-mural revival right now. A small but growing number of international buyers are quietly buying here.

It tends to draw creative buyers and people who want to be part of an up-and-coming area, as long as they do not mind being a bit further from the high-rise side of the island. Emerging, artsy, and still undervalued.

So How Do You Choose?

The honest answer is that it depends on what you want the property to do.

If you are after rental income, look at Noord or Palm Beach. If you want privacy and a long-term lifestyle, Malmok, Tierra del Sol, or Savaneta are worth a look. For walkable urban living, Oranjestad. For value and a real community feel, Santa Cruz, Paradera, or the quieter parts of Noord. And if you want something a little different, San Nicolas.

The right area is the one that matches the life you actually want to live here, not the one that photographs best at sunset.

Thinking About Buying in Aruba?

If you are quietly exploring which part of the island might suit you, whether you are ready to start looking or just getting a feel for things, I would be happy to talk it through.

No pressure, no pitch. Just an honest conversation about which areas fit what you are actually looking for.
